Short Term Rental Spillover Effect in Different EU Cities

Been thinking more about mobility and housing recently, leading me to this UN Economic Commission paper on short term rentals. Page 39 has this lovely graphic indicating where AirBnBs lifted the rental prices of surrounding properties, what the paper calls price diffusion or a spillover effect.

In different cities, like those with popular sea side attractions, the spillover effect is more noticeable along the coast, whereas cities where attractions are primarily in the city center like Paris see more pronounced diffusion there.

I will note that data comes from insideaibnb.com , which seems targeted at taking down sharing economy platforms and has a distinctly negative bent on their existence overall.
